Ladies and Gentlemen:

 

I have been actively showing /walking and digging the property (3.6 acres

zoned light mfg. ML) with knowledgeable investors and friends. I have had many

meetings with the different county officials and bankers regarding the land,

current and future options. I now feel confident that this property is an

excellent buy!

 

My current leanings are 8 - 9 thousand sq. ft. lots (approx. 50 by 165) with

800 - 900 sq. ft. building footprints. The mixed use buildings would be 2 or 3

story. Retail first level, storage office manufacturing or residential second

level and residential third level.

 

Tenants would be writers, artists, chefs, florists, teachers etc.with ties of

retail to the abundant food, flower, bamboo, timber and wildlife habitat

landscaping.

 

The results are that the comparable sales of 3 acre parcels (this parcel tax

id number 181 221 000) are $600-700,000.00 (see details below) versus our

purchase price of $150,000.00. The sellers made a profit when they subdivided

years ago and just want out from their partnership...

 

Most of the land has excellent soil for growing a food forest with two

different soil types. Rich dark humus and an airy well-draining clay.

 

No like minded investors have come forward to share my vision, a new paradigm

of investing so I am willing to move forward on my own.

 

I may get a loan through IRA Resources (http://www.iraresource.com/) but it

is expensive. I have a bank that will lend 60% on raw land and needs to get

approval for non-recourse lending (required by IRS for IRA retirement fund

lending) 60% of the purchase price is $90K my down payment is $30K so we need a

$30K second - which is a lending opportunity for you or your IRA.
